In my best way in answering this is an example.

If you live in an apartment complex....

I come and repo a car off of the property....well the person I repo'd it from doesn't own the property ....the devloper or property management company does...

Same thing we don't care who or what owns the property we just want the car....

Now if you came out during the repo and said "get off my property" and we don't then you have a problem. Because no matter what state you are in all repo companies have a law about breech of peace. 

Now about the notification thing you asked......
Its like this..we work at night for a reason
1) your home
2) no traffic we get places faster
3) your a sleep

I find it funny and had a guy once tell me I could not repo his car because he had not been notified bye the bank....

My response was "I'm sorry what did you expect me to call and say I am coming to pick your car up, I meant to set up an appoint with you , my bad"

you don't have to call or let anybody know you are coming, if we did how many cars do you think we would find......ummm  0

I will say this though my company I own is in Georgia....every state is different...like here repo companies have no laws that govern us , not saying we can get away with anything, but most of the time as long as there is no breech of peace, don't enter home, we can pretty much do what we have to..
